With so many geographical localities to choose from, finding the best spot to suit your needs is a critical deciding factor whilst shopping. In addition to location, finding a builder that is known for quality craftsmanship with an accomodating & friendly staff can lead to not only a better overall new home buying experience, but also a structurally sound home built from start to finish with the buyer in mind.

Marilda Peele, REALTOR® is familiar with every local home builder in the market and is equipped to help guide you through the new home buying process. The price of the home is the same whether the buyer goes directly to the builder or uses the services of a Realtor®. Legal regulations prohibit the builder from charging different prices. Structural elements in the design studio can include open stair rails, balconies, room additions, and more. Because these selections are worked into your home’s note, it is important to only upgrade elements that will survive the duration of your loan. Should you decide to change a non-structural component that was included in the loan, you’ll still be paying it off while financing the replacement. For example, if you choose to update your flooring to marble while in the design studio, but decide to swap it 10 years from now, your monthly loan will still include the payment on the floors while you are paying for the removal and replacement of them!

It is important to make sure that the home builder has priced its homes according to the market. If they do not, a home buyer might end up paying more for a new house than it is worth, and negative equity can ensue shortly after the onset of the loan.

The HERS (Home Energy Rating System) score of a home is determined by the overall efficiency that the house offers through energy, insulation, and more. The higher the HERS score, the less hard your AC will need to work to keep the home cool which in return leads to a more environmentally friendly home. This not only can cut your monthly utility bills, but it can improve the overall value of a home.

Home builders in Orlando come in all different shapes and sizes with varying pricing structures. Some builders include more options than others. Options in a new construction home can include the base board size, kitchen style, flooring material, colors, textures, bathroom selections, and much more. While the price of a home might seem very low in comparison to its counter parts, it might not have the same options which means extra money will be spent on upgrades.

Both home builders and their suggested lenders more times than not will offer incentives for purchasing their homes. Incentives can include design studio credits, pool additions, closing cost coverage, and more. The average dollar value for incentives offered by various home builders in Florida is $30,000 for a 2,500 sqft home.
